Can't wait to see India from space: Sunita Williams

AHMEDABAD: Just a few hours before undertaking her journey into space, Sunita Williams had one eye on the land of her forefathers - Gujarat. She wrote a special message for the country. "God bless all the people of India! I can't wait to see your beautiful country again from space. It is truly a unique vantage point which really highlights the energy and power of our planet. We are lucky to live in such a wonderful place," she wrote to her father Deepak Pandya.

Sunita had a message for the entire human race too. "Earth is filled with so many gifts of nature which are evident from space. So I request a couple of things. Please take care of her, our planet. Please have tolerance for each other - we are all really only one. Please love every gift of nature God has given us."

Pandya told TOI, "I will watch the Soyuz launch on July 14 at the Massachusetts Maritime Academy. My wife will be in Cleveland with her family, relatives and lots of friends attending a function and watching the launch." Her sister Dina would be the only one from the family who would be seeing Sunita off at the Baikonur cosmodrome in Kazakhstan.

In a mail to her cousin Pratik Raval, Sunita wrote, "Over and out from the cosmonaut hotel. Next time you hear from me via email, we'll be on the International Space Station!"

A family member Jayant Pathak led a prayer meeting for her safe journey at the Ashapura temple at Madhapar in Kutch. About 50 students of the MSV High School participated in the prayer.

A Foreclosure Story with a not so happy ending ? Santa Clarita ...

First a little background for those of you that are not active in the ?Real Estate Representation? field.

Foreclosures ? the bank owned ones ? are granted to real estate agents to sell on the behalf of the banks that own them. ?It is a big machine, these agents are known as others in the industry as ?Foreclosure or REO Agents?. ?It is not easy to get one of these accounts granted as a real estate agent. ?Many have tried ? Most have Failed.?REMAX of Santa Clarita

But those that have been successful in getting the Major Banks to send them their assets to sell, they are in the Black in a Big Way. ?BTW ? the Foreclosure Market has slowed ? so some may have tapped themselves out and now are getting more and more in the Red with each passing day.

There are rules with regard to the agents the banks choose to represent them as the Foreclosure Seller. ?The agents have to do their due?diligence?with the inspections, asset management, broker price opinions, marketing, and all info given back to the bank with regard to the foreclosure property. ?The REO Agent cannot skim the vendors the bank hires ? getting a piece of that action either.

The job is not easy, in some cases, the bank is not watching all of the time. ?Because of that, sometimes agents don?t give the best representation for the banks that enlist their services.

With the Bank Owned foreclosures ? some banks don?t allow for their real estate agents to submit any of the offers received for a particular amount of time. ?The banks want to get the most for the foreclosure the agent is trying to sell. ?Their bottom line demands it, not to mention their share holders/investors. ?But, this is not always the case. ?In some cases, the REO agent is prohibited from submitting offers until the property has been on the ?for sale? market for 7, 14 and in some cases 21 days.

During that time the Foreclosure Representative (the?Realtor), is supposed to gather all of the offers received and prepare them for bank review. ?They are to make sure the offers are complete. ?If the bank needs the buyers to pre-qualify with themselves ? that has to be done during this time. ?If the offers are to include proof of funds ? that needs to be included. ?If they want Fico Scores ? that should be attached within the offer as well. ?If it is not ? it is up to the Foreclosure Agent to prod the Buyers Representative to give everything that is needed. (I should say a Good REO Agent will?)

During this time, the REO Agent ? the one representing the bank in the sale of a particular asset, may get their own buyers that are interested in the property. ?This is where this Story Turns a bit Ugly. ?What if the agent representing the bank, has offers that other agents have submitted that will make the bank more money? ?However, they then receive an offer from their own buyer? ?How hard is it to disregard the other offers received and only submit the offer for their buyer? ?The answer to this question, ?is it Depends on the Bank?.

Some Banks have mechanisms in their operational procedure that prohibits such Unscrupulous?activity. i.e. their REO agents cannot represent buyers on the assets they are given to sell for the bank. ?REO agents have to identify any offers submitted, if they are representative of the buyer, in an upfront and honest manner. ?The REO agents won?t get an increased commission, even if they are representing the buyer on a REO asset they are selling.(this one has some teeth to it ? this might be the solve all for this sad story?) etc.

Case and Point. ?A listing in a city in the Santa Clarita Valley. ?Listed well below market value ? lots of activity, lots of showing, lots of offers. ?It was Verified that multiple offers with conventional financing ? well exceeded the list price.

For argument sake ? let?s say the property was listed for $500,000.00. ?The highest offer that was submitted was 20% down payment and for $620,000.00.

* KNOWLEDGE ? (stand by for the rest) ? When a property sells ? it funds then records - It?s up to the?Realtor?to change the status of the property within the Multiple Listing Service to ?Sold? and for what amount. ?Then that Data is recorded so are the Tax Assessor records and the Board of Realtors makes sure the numbers match etc. ?If the numbers don?t match ? the agent is given a chance to correct it and if they don?t they get fined and could lose their membership as a Realtor!

Continued: ?This particular property went through that process. ?It was now rendering as Sold. ?That status is public information. ?And?accessible?from many different websites and systems. ?The real estate agents, who wrote offers for their clients, watch the recordings in the MLS just to make sure their clients were not duped. ?In this case ? at least two agent?s clients were duped.

The property sold for $585,000.00 ? Conventional Financing? ?There were two other offers, one we talked about above, over that amount with conventional financing.

Oh, that?s not all! ?It also shows up in the MLS who the ?Buyers Agent? was. ?It was a member of the REO agent?s direct team. ?That is the second sin against the foreclosure bank.

What to do: ?I imagine the Bank that selected this REO agent is going to hear about this injustice. ?I would not be surprised if some type of suit is drawn up. ?Further fallout will probably have this agent never representing the bank in the sales of their Foreclosure Assets.

Bigger Picture: ?The Banks that are entrusting their real estate agents in the sales of their Foreclosure Assets will probably start to change their methods of operation even more.

Remember, when I talked about who sold the property? ?It was recorded in the MLS under the ?Buyers Agent for the REO agent?? ?That will get found out by the broker being contacted. ?They may ask for ?full disclosure? with regard to all offers that were received compared to those that were presented to the Foreclosure Owner(the bank). ?I?m sure there are more than a few really upset buyers that could have had this home as their own, but where GREED overcame FAIR.

Final Word ? The banks ? the foreclosure Banks ? are Sellers. ?They should be given the representation that all sellers get. ?The Realtor Code of Ethics should be enforced. ?Just because the Bank has Deep Pockets ? REO agents should not take advantage of that. ?If they are taking advantage of their Seller, like in this case ? they will also take advantage of the sellers in the ?standard and short sale? cases as well. ?

"Safety" can't sustain its own offbeat energy. By the end, even Aubrey Plaza would roll her eyes at it.

Neatly, the script embarks on one journey while dangling the possibility of another: the prospect of taking a sudden leap from comic reality into the realm of pure imagination.

"Safety Not Guaranteed" is most vibrant and vital at its edges, in the way that the characters interact with each other while waiting for something to happen.

It's brisk and assured and never begs the audience's indulgence. No time is wasted. The movie is, at every moment, either funny or pushing the story forward, or both.

The film is modest but skillful and heartfelt, spiced just so by Plaza and company.

Safety Not Guaranteed casts an enchanting spell from its opening scene.

So good you're not going to care whether his time machine works or not.

'Safety Not Guaranteed' is a little comedy that makes the world safe for personal ads.

Safety Not Guaranteed is an indie flight of fancy. It's fresh and imaginative. Its best moments are when it is grounded in the absurdity and whimsy of the human condition.

The superbly-balanced tone of this sweet and sour outsider-romance is the real star of [Trevorrow's] feature debut, though breakout turns by on-the-cusp players Audrey Plaza and Jake M Johnson add to the film's warm and wondrous sense of discovery.

It is an offbeat charmer that is fun and engaging from a storytelling standpoint, but one that also brings a surprisingly rich emotional payoff.

Safety Not Guaranteed is droll and hilarious, but there isn't a cheap laugh in it, and the ending is so perfect it sends you soaring.

Unlike time travel or jet-setting, "Safety Not Guaranteed" shows that making movies can still be more about the journey than the destination. Whether or not you have first-class tickets.

"Safety Not Guaranteed" is eccentric enough to get mistaken for an uplifting fantasy, but it's Plaza who belongs in the penthouse.

Hope is a powerful thing and Safety Not Guaranteed delivers in its tale of longing, deliverance and connection during the here and now.

An intriguing yet erratic effort...

Less of a philosophical argument and more of a character piece driven deep into the heart by Duplass and Plaza.

Have you ever wondered what mumblecore sci-fi would look like? Wonder no more.

Rather than trying to beat Hollywood at its own game of high-tech gadgets and weaponry, director Colin Trevorrow and writer Derek Connolly achieve a sly mix of the insane and the mundane.

A character-driven piece about regret and true partnership - our basic, primal need for someone to take the journey with us even if safety is not guaranteed.

Aubrey Plaza is the best thing about this iffy mock-sci-fi doohickey.

As a hipster rom-com about people trying to shake off their pasts to make present-day connections, it's pretty satisfying.

A strange, light-hearted bit of quasi-sci-fi, with no small amount of heart.

Feds OK Florida access to citizens list

WASHINGTON (AP) ? In a victory for Republicans, the federal government has agreed to let Florida use a law enforcement database to challenge people's right to vote if they are suspected of not being U.S. citizens.

The agreement, made in a letter to Florida Gov. Rick Scott's administration that was obtained by The Associated Press, grants the state access to a list of resident noncitizens maintained by the Homeland Security Department. The Obama administration had denied Florida's request for months but relented after a judge ruled in the state's favor in a related voter-purge matter.

Voting rights groups, while acknowledging that noncitizens have no right to vote, have expressed alarm about using such data for a purpose not originally intended: purging voter lists of ineligible people. They also say voter purges less than four months before a presidential election might leave insufficient time to correct mistakes stemming from faulty data or other problems.

Democrats say that the government's concession is less troubling than some GOP-controlled states' push to require voters to show photo identification.

But Republicans count it as a victory nonetheless in their broad-based fight over voter eligibility, an issue that could play a big role in the White House race. That's especially true in pivotal states such as Florida, Colorado, Nevada and North Carolina.

Republican officials in several states say they are trying to combat voter fraud. Democrats, however, note that proven cases of voter fraud are rare. They accuse Republicans of cynical efforts to suppress voting by people in lower socio-economic groups who tend to vote Democratic.

The Homeland Security decision may affect places beyond Florida, because Colorado and other states have asked for similar access to the federal database.

After a judge recently ruled against federal efforts to stop Florida's aggressive voter-list review, Homeland Security agreed to work on details for how the state can access the federal SAVE database ? Systematic Alien Verification for Entitlements ? to challenge registered voters suspected of being noncitizens.

Florida has agreed that it can challenge voters only if the state provides a "unique identifier," such as an "alien number," for each person in question. Alien numbers generally are assigned to foreigners living in the country legally, often with visas or other permits such as green cards.

Unless they become naturalized citizens, however, they cannot vote.

The agreement will prevent Florida from using only a name and birthdate to seek federal data about a suspected noncitizen on voter rolls.

The SAVE list is unlikely to catch illegal immigrants in any state who might have managed to register to vote because such people typically would not have an alien number.

Scott, whose administration had sued Homeland Security for access to the SAVE list, said the agreement "marks a significant victory for Florida and for the integrity of our election system."

"Access to the SAVE database will ensure that noncitizens do not vote in future Florida elections," Scott said in a statement Saturday.

In a letter Monday, the department told Florida it was ready to work out details for providing access to the SAVE list. The letter was signed by Alejandro Mayorkas, director of U.S. Citizenship and Immigration Services.

It follows a flurry of legal actions between Florida and the federal government. On June 11, the Justice Department said it would sue Scott's administration on grounds that the state's voter-purge efforts violated voting rights laws.

The same day, Scott announced a lawsuit against Homeland Security seeking access to the SAVE list. He said it could be a valuable tool in determining who is a citizen. Two weeks later, a U.S. judge blocked the federal attempts to stop Florida's voter review efforts; the Mayorkas letter soon followed.

A Homeland Security spokesman said Saturday the agency had no further comment.

Department officials told the Orlando Sentinel last month they had concerns about using the SAVE list for voter-review purposes. They said the list's information is incomplete and does not provide comprehensive data on all eligible voters, the newspaper reported.

Scott's administration hopes to restart a suspended voter registration purge that was hampered this year by faulty data and bad publicity. The review, using driver's license information, initially produced 180,000 voters' names considered worthy of checking. County election supervisors examined 2,625 people on the list. But more than 500 were soon found to be citizens, and the review was halted.

State records show that 86 noncitizens were removed from the voter rolls since April 11, and more than half of them had voted in previous elections.

Florida Secretary of State Ken Detzner asked election officials Saturday to restart the review. He said it will "include a carefully calibrated matching process" between the state's driver and voter data "before any records are verified through SAVE."

But Florida Sen. Arthenia Joyner, a Tampa Democrat, said Scott and his team should not be purging voter lists so close to a big election.

"This is just another in the continuing saga of his efforts to suppress the vote, along with a lot of the other Republican governors," Joyner said. "They are all caught up in trying to keep this president from getting re-elected."

While some noncitizens who are legal residents may knowingly try to register and vote, others apparently do so unwittingly. After obtaining a driver's license, some assume they also can vote, officials say.

Access to the federal SAVE list may catch such ineligible voters in Florida. They presumably would have an alien number and be listed in state motor vehicle records.

Voter-rights groups expressed concerns about Florida's efforts.

"No matter what database Florida has access to, purging voters from the rolls using faulty criteria on the eve of an election could prevent thousands of eligible voters from exercising their rights," said Jonathan Brater, a lawyer with the Brennan Center for Justice at the New York University School of Law. "Florida must use a more transparent and accurate process and must leave enough time for voters targeted for removal to be notified and correct errors," he said.

Some state governments have sought access to the federal database for years. Federal officials told Washington state in 2005 they saw no way to compare voters and the Homeland Security information.

Colorado has sought the federal data for a year. Colorado, which has a Democratic governor but a Republican secretary of state, Scott Gessler, has identified about 5,000 registered voters that it wants to check against the federal information.

Officials in the politically competitive states of Ohio, Michigan, New Mexico and Iowa ? all led by GOP governors ? are backing his efforts.

Gessler said 430 registered voters have acknowledged being ineligible, but an "unenforceable honor system does not build confidence in our elections."

Although Republican activists have repeatedly said fraud is so widespread that it has corrupted the political process and, possibly, cost the party election victories, about 120 people have been charged and 86 convicted as of last year.

In 2007, five years after the George W. Bush administration launched a crackdown on voter fraud, the Justice Department found virtually no evidence of organized efforts to influence federal elections with ineligible voters.
